When you do this, you can include conditions that must be met, and the seller of the house will have to agree to these for the deal to go through. Most homebuyers realize they can offer a lower price on a house, but here are three other things you could ask for on the offer you write.

For the seller to pay some of your closing costs

Instead of asking the seller to lower the price of the home, why not ask for the seller to pay some of your closing costs. The average amount people pay for closing costs is $3,700. If you ask the seller to pay for some or all of these, it will be like you are paying less for the house. A seller might be more apt to agree to pay for these if you offer an amount that is close to the asking price for the house.

For the seller to leave certain things in the house

A second thing you could ask for is things in the house. The most common example of this is appliances. If the seller specifically stated that the appliances do not come with the house, you could use them as a negotiating tool. Again, instead of offering a lower price for the house, ask the seller to include some or all of the appliances. If the seller agrees to this, you will save money by not having to purchase appliances for your new home.

For the seller to fix things in the house

Another good negotiating tool to use when making an offer is asking the seller to fix things, and this could include anything you want. For example, do the walls in the house look bad due to nail holes or ugly colors? If so, ask the seller to repaint the entire house in a neutral color. If the siding is really dirty, you could ask the seller to power wash it or have it cleaned. These are all good things to ask for that are reasonable and fair.
